Our entry into real estate advisory was via market
research to re-examine product specification for
offices in UAE (ceiling heights, skin to core
dimensions, minimum floor-plates) and value/cost
optimization for parking ratios, in the early 1990’s in
Dubai.

Subsequently we provided market research inputs
to support the development of City Centre Phase
One which at the time was the largest shopping
centre in the Middle East. Later provided support for
development of Phase Two, and carried out
research to support rolling out of concepts learned
at City Centre to development of new shopping
centers in UAE, Oman, Bahrain and Lebanon.

1995/6 working for Arthur Andersen we started to
do cash flow forecasts for new hotel developments,
mainly for the office of Prince Al Waleed bin Talal.

In 1997we were retained by Moore Stephens to
assist in an assignment to act as an expert witness
relating to a dispute over termination of a hotel
management contract in front of Muscat Court.
Subsequently assisted clients of Moore Stephens
negotiating hotel management contracts in Oman
and UAE.

Starting 1998 a major client was Cushman &
Wakefield; ABMC took over the Middle East
research functions and supported valuations and
development projects by providing market analysis
and tailored research . This included a due diligence
of a $3 billion plan to develop Saadiyat Island in Abu
Dhabi for Nomura and C&W was subsequently
retained to re-work the plan and develop a new
concept which was based on anchoring the real
estate on beach hotels and golf. ABMC also
provided valuations and revenue projections for
CMBS for Strategic Capital who were linked to
Credit Suisse.

From early 2000 a major client was the private
office of a prominent member of the Abu Dhabi
Ruling Family and ABMC was involved in providing
support for planning real estate developments in
Dubai and Abu Dhabi.

Advising on development of the Conrad Hotel and Offices in Dubai. Research to support market positioning and product specification, projection of revenues for components and value/cost optimization supporting selection of operator and negotiation of management contract, preparation of design brief for all consultants and attending design workshops. The project is currently under construction.
Market study to project revenue streams and financial model for Four Seasons hotel in Amman Jordan (for Arthur Andersen).
Evaluation of market drivers for the “Wave” development in Muscat including preliminary revenue planning, and product specification. The project is currently under construction.
